Price and payment
How much is a garage floor?
Most 2-car floors are $2,790 to $3,490, depending on size. A 1-car starts at $1,950 and a 3-car is $4,290. That includes the grind, up to 20 feet of crack repair, stem walls up to 8 inches, a full flake broadcast and the clear coat. The price switch above uses real Valley garage sizes, not the 360 sq ft “2-car” on most price pages.
Can I finance it?
Yes, through Wisetack. A big 2-car works out to about $162 a month over 24 months on sample terms, and checking your rate doesn’t touch your credit score.
Is there a deposit?
$250 holds your install day and comes off the invoice. Fully refundable up to 72 hours before. The rest is due at the final walk.
Why is your price higher than a quote I got?
Ask the other company two things: do they diamond grind, and is the clear coat polyaspartic. If both answers are yes, send us the quote and we’ll walk through it line by line.
Do you charge for estimates?
Never. Photo quotes and visits are both free.
Install day
What time do you show up?
6:30 AM in summer, 7:30 in winter. Lena texts a 30-minute arrival window the night before.
Do I need to be home?
For the 6:30 walkthrough and the evening walk, yes. In between, go to work. Leave the garage open and we’ll close it when we leave.
Is it loud? Dusty?
The grinder is loud for about two hours. Dust goes into a HEPA vacuum, and we tape plastic over the door to the house.
Does it smell?
Polyaspartic has a solvent smell during the clear coat that fades by evening. We keep the door to the house closed and the garage door open.
Do I have to empty the garage?
Yes, floor to stem walls, the night before. Shelving that’s bolted to the wall can stay if it’s at least 18 inches off the ground. The prep checklist has everything, and we can move the heavy stuff for $95.
The floor itself
Will it hold up to an Arizona summer?
That’s what the polyaspartic clear coat is for. It doesn’t yellow in the sun, and it doesn’t soften under a tire that just came off a 140-degree driveway. Hot tire pickup is covered in writing for as long as you own the home.
How long until I can park on it?
Walk on it the same evening in socks. Park on it 24 hours after the clear coat goes on, so usually the next morning. Metallic floors take 72 hours.
Why do you grind instead of acid etching?
Acid etching barely roughs up the surface, leaves moisture in the slab and is the number one reason kit floors peel. A diamond grinder opens the concrete so the base coat bites in. It’s louder and takes more time, and it’s the step every failed floor we redo skipped.
Is it slippery when wet?
A flake floor has texture from the chips, so it’s about like a sealed patio. If you hose your garage out or have kids running in from the pool, we add anti-slip grit to the clear coat at no charge.
My home sits on a post-tension slab. Is that a problem?
Not for us. Most Valley homes built since the mid-80s are post-tensioned. We never saw-cut or drill them, and we test moisture with a surface meter instead of drilling for a probe.
Can you coat a brand-new slab?
After it’s cured 28 days. New-build slabs often have drywall mud and paint on them, and the grind takes all of it off.
What about cracks?
We fill them with polyurea and grind them flush. Up to 20 linear feet is included; more is $8 a foot.
After the floor
How do I clean it?
Dust mop, leaf blower or a hose. A soft brush and mild degreaser for oil. No acids or citrus cleaners left sitting.
What’s covered by the warranty?
Peeling, lifting, hot tire pickup, yellowing and loose flakes, for as long as you own the home. Tire stains, gouges and new slab cracks aren’t. The full list is on the warranty page.
Can the floor be recoated later?
Yes. In 10 to 15 years, a scuff sand and a fresh clear coat brings back the gloss for a fraction of a new floor.
