What we check

16 things your home inspector skips.

Most home inspectors look at a pool from the deck. We test it, run it and open it up.

  • Tile and coping: loose or missing pieces
  • Signs of a leak or settling

Equipment4 checks

  • Pump: noise, seals, amp draw
  • Filter: pressure, tank and grids
  • Heater: lights, runs, error codes
  • Plumbing and valves: drips and air leaks

Safety4 checks

  • Barrier height and gaps
  • Gate self-closes and self-latches
  • Drain covers in place and secure
  • Lights and bonding

Extras4 checks

  • Water features and spa

Questions

Inspection questions

Doesn’t my home inspector cover the pool?
Usually only from the deck. We run the equipment, test the water and check the safety items, which is where the expensive surprises are.
Do you work with realtors?
Yes. We send the report to the agent too, and many Valley agents send their buyers to us.
What if the pool is green?
We can still inspect the equipment and surfaces we can see, and quote the cleanup.
Do you do startups for any builder?
Yes. Tell us your plaster date and we’ll be there the day it fills.
